Under the new Integrated Planning Act, council officers were effectively given discretion to relax tight planning constraints in exchange for the Aria project meeting higher than normal standards of architectural merit, urban design and community amenity.
The net result according to Sunland, will be the creation of a city landmark on a key site in central Broadbeach which otherwise would have been earmarked for an inferior redevelopment some time in the future.
The 26-level Aria building is being developed on a 2900sqm site on the corner of Albert Street and Surf Parade, Broadbeach. It will comprise 79 residential apartments and four home offices priced from $455,000 to $3.2 million, above street level boutiques and restaurants.
Features Sunland his incorporated into Aria which increased its 'developability' include the provision of mixed use - boutiques and restaurants at street level - together with two levels of home offices above.
The tower will also be landscaped up to the fourth level and will feature various architectural treatments to accentuate how it relates to the street.
An arcade has been incorporated at. Ground level to link the building with the surrounding shopping and dining precinct, and the existing footpath around the site is to be widened and transformed into a landscaped promenade reinforcing the al-fresco dining theme in central Broadbeach.
